Do I have to have air tightness testing done?


For new build buildings yes.

Approved Document E to the building regulations makes it mandatory.

Buildings need to demonstrate that the maximum level of air permeability is not exceeded, this is done through an on-site pre-completion testing.

It is likely that not every building will require testing, but that a number of buildings will require testing on every site.

The testing is also critical as it plays a big part in the SAP or SBEM calculation. Often the air tightness test result is required to be fed into the emissions calculation and without this, the emissions results do not meet the required standards.
